Current Projects Woodlawn and Tioga Subdivision, Clearwater
Florida The Woodlawn and Tioga Subdivision will consist of 11 single family residences for home buyers with incomes from 60 to 120 percent of median income. The homes will feature three and four bedrooms as well as a choice of finishes. The subdivision is designed with a family orientation that takes advantage of mature oak trees to create a lush and attractive community.

Projected Costs: $3,000,000
Funding Sources: Community Development Block Grant, HOME and SHIP funds. Eligible home buyers will receive down payment and closing cost assistance from the City of Clearwater.
Turnstone Properties Services: Turnstone Properties staff has worked with the City of Clearwater, LAHDC and TBCDC from the formulation of the concept to zoning, platting, contractor selection and construction administration.
Parkbrooke Apartments Objective: Provide an eight unit transitional apartment complex for formerly homeless individuals who have successfully progressed through the CHIP program. CHIP requires its participants to hold a job, participate in their life-skills program and receive ongoing assistance for substance abuse and/or mental health issues.
Client: Clearwater Homeless Intervention Project
Projected Costs: $600,000
Funding Sources: CDBG, HOME and state appropriations.
Turnstone Properties Services: Develop concept, assemble property, identify and seek funding sources, coordinate community relations and provide ongoing project management.
Clearwater Homeless Intervention Project Campus
Objective: Create facilities at a single location that provide a full range of outreach services to the homeless, including transitional housing, supportive housing and facilities for educational, medical and administrative services.

Projected Costs: $8,000,000
Funding Sources: Community Development Block Grant, HOME, SHIP and state appropriations.

Shelter and Family Counseling Center Objective: Develop a shelter for youth in crisis combined with a family counseling center.
Client: Family Resources, Inc.
Projected Costs: $1.5 Million
Funding Sources: Community Development Block Grant, state and local grants.
Turnstone Properties Services: Due diligence, selection of architect and project management.
Second Chance Home This proposed project will house ten pregnant girls under the age of 18 and their babies. The girls will continue their education and receive self-sufficiency training during their stay. The project will be located in Manatee County. Projected Costs: $1.5 Million Funding Sources: To be determined Turnstone Property Services: Assist with program development, funding, site location, and development approval.
